BMJ Architects designed the Telford Extra Care Homes development to support independent living while creating a stronger sense of community for residents. The project responds to the growing demand for high-quality affordable extra care accommodation, providing a place where people can maintain their independence while having access to the support and shared facilities that help foster wellbeing, confidence and social connection.
Blueprints for Compassion Centered Living
At the heart of the development is a simple ambition: to create homes that can adapt to people’s changing needs without compromising comfort, dignity or quality of life. Rather than creating a traditional care environment, the design focuses on delivering a welcoming residential setting where residents can continue to enjoy their own routines while benefiting from a supportive community around them.
Concept and Strategy
The scheme brings together private accommodation and a range of shared facilities that encourage interaction and everyday activity. Communal lounges, activity spaces and support facilities create opportunities for residents to meet, relax and participate in community life, helping to reduce isolation and strengthen connections between neighbours. Dedicated staff accommodation and operational spaces are carefully integrated into the development, allowing support services to be delivered efficiently while maintaining a strong residential character.
Accessibility, comfort and adaptability were key drivers throughout the design process. Apartments are planned to support residents both now and in the future, with layouts designed to accommodate evolving requirements over time. Clear circulation routes, intuitive wayfinding and thoughtfully designed communal areas help create an environment that feels welcoming, easy to navigate and enjoyable to use for residents, visitors and staff alike.

Architectural Excellence Rooted in Sustainable Design
Sustainability was embedded in the project from the earliest stages of design. The layout of the development was carefully considered to maximise daylight, solar gain and opportunities for natural ventilation, helping improve comfort while reducing operational energy demand. Water-efficient fixtures, low-consumption systems and opportunities for rainwater and greywater reuse support responsible resource management, while durable and recyclable materials were selected to promote longevity and reduce waste.
The wider masterplan also encourages more sustainable lifestyles through safe pedestrian routes, convenient access to public transport, onsite cycle facilities and electric vehicle charging infrastructure. By combining adaptable homes, strong community connections and a considered approach to sustainability, the development creates a resilient and future-ready environment that supports independence and delivers lasting value for residents and the wider community.
